Design Development Phase

Design development (DD) Services use the (SD) design documents and take them one step further. This phase lays out in much more detail, the look and potential final outcome of the project. The DD phase results in drawings that often specify design elements such as material types and location individual finishes per area included in the project. The level of detail provided in the DD phase is determined by the owner’s request and the project requirements. The DD phase often ends with a formal presentation to, and approval by, the owner.


Design development floor plans-which note which generic finish will be applied to all areas, sections and elevations with full dimensions. IDC typically begins to note decorative lighting to coordinate with the electrical engineers planning for the project.
